In selecting data from the Fayetteville MLS be sure to select the two options below:

Make sure that all the status options are selected.  Then place a date in the “List Date” entry field that will allow you to collect the last two years of data.  The data “01/01/2008” is a good date for 2010 (since only the last two years are used).   Collecting too much data won't hurt.  These options will make sure that all the data that is needed to create the appropriate graphs, is collected.  

You should also make your normal selection choice by selecting other options that you would normally select in doing a CMA.  As mentioned earlier, looking at activity in specific subdivisions or neighborhoods is a good starting point. 

Once you’ve selected the search criteria, you may download your results. 

To download your results press the down arrow button, located on the left in the “Selected Criterea” area showing "Choose Display Type".  Once you press the down arrow button, you will see the download screen as shown below. 

Select the “Microsoft Friendly Export” download format.   Once the download starts, you will see the screen change to show you that the download is in process.

The internet explorer my block this site from downloading files to your computer.   You may need to select the "download file" option after you click on the "click here for options" status message that may be displayed at the top of the download screen.  You may want to add this web site as a trusted site to avoid having to do this in the future. 

Once the file is downloaded, you will be asked to save the file.  Select the ‘Save’ option and then provide a filename. 

Notice that the file exported will be a "zip" file.   The zip file contains the data file that will be used. 

Be sure to remember where you save your file.  This is the exported file that will be used to create your graphs. 

Once you've saved your "zip" file, you will need to "drag" the data file outside the "zip" file so that the Focus 1st application can read it.  Double-click on the zip file to open the zip file.  When you do this, you will see the opened zipf file similar to the screen below:

Select the "msdown.dat" file and "drag" that file to a location you will be able to easily find later (I like to drag file to the desktop initially and move them later). 

You are ready to run the Focus 1st application.  When you run the application you will need to point to the exported data file that you just dragged outside the zip file, so make sure that you’ve placed the file in an easy to find place.
