Before you can export data, you must first setup the Export Custom format. This is a one time action that you will need to do. The format must be setup exactly as shown in this section for the Buying Pattern application to understand the format.

Once you’ve logged into your MLS, use the
drop down button and select the
‘Export Property Setup’ button as you see above. Once you select the ‘Export
Property Setup’, the ‘Export Setup’ screen will be
displayed. The “Export
Mode” should be set to “Custom”.

To define the “Export Custom”, select fields
from the left table and move them to the table on the right. To pick the fields, select a field from
the left table and press the
button (or Double Click to Add). You will
see the item move to the table on the right.
Do this for each of the options as shown in the graphic above.
Note: Be sure that you create the table on the Right, exactly
as shown below. Each of the items
shown below must be in the same order as well. If you need to move the order of the
items, select the item and use the
and the
keys to make sure the items are
exactly as shown. The items should
be listed in the following order:
5-Asking Price
6-Address
8-City
9-State
10-Zip
11-Status
32-Listing Date
33-Expiration Date
38-Subdivision
87-Total Sq Ft
102-Off Market Date
109-Status Date
142-Closing Date
143-Sold Price
Next, check the “Include Field Header’ and “Delimited” options. Then set the “Field Delimiter” to “Tab”.

Finally, press the “Browse” button to change the file name and the location. While the filename (default is “export”) is fine, we recommend that you change to location to a location that you can easily find. We like changing the location to either the “Desktop” or the “My Documents” folder.

Once you have completed the task above, save the results
by pressing the
button. You are now ready to do your MLS search
and export your results.
Be sure to remember where you save your file. This is the exported file that will be used to create your graphs.
In selecting data from Paragon –


Make sure that all the status options are selected and select the start “Close Date” (note the staring date of 01/01/2006 assumes the current year is 2008). This option will make sure that all the data that is needed to create the appropriate graphs, is collected.
You should also make your normal selection choice by selecting other options that you would normally select in doing a CMA. As mentioned earlier, looking at activity in specific subdivisions is a good starting point.
Once you’ve selected the search criteria, you may
preview the count to see the number of entries you will be exporting. To see the Search Results, you can
push the
button.

You are now ready to download the results. To download the results, select
the
button at the top of the screen. Then using the drop
down menus, select the ‘Custom Export’ option.

Data will be downloaded into the file you specified as part of the “Export Custom Setup” process described earlier. Once the download is complete, you will see the following dialog box.

We also recommend that you go to the location where you saved your file and rename the file to better describe your search criteria. Once you have saved your exported file, you are ready to run the Neighborhood Buying Patterns application.
When you run the application you will need to point to the exported data file, so make sure that you’ve placed the file in an easy to find place.
