Exporting Data from your MLS

How the Visual Pricing System Works?

While pricing the customers’ property is important (please see our other tools that provide help with how to determine the actual price of the property, www.focus1st.com ), customers are also interested in: “When is the best time to put my house on the market?”; and “How long will it take for my property to sell?”.  Additionally, while customers tend to overlook this last key question, but it is very important one, “What are the odds of my property selling”.  The Buying Patterns and Other Tools are a great way to provide actual data results in a graphical way.  Customers are able to see the relationship between when homes sold, how long they took to sell, and actual market data to determine their odds of selling their home in the most recent market. 

To create each of these graphs, you select the data by searching your own MLS.  Once you find the data that meets your needs, you export that data and run the Buying Pattern Tool.  The tools will automatically draw several graphs for you.  Review the graphs and provide these in either your CMA or your pre-Listing Market summaries.
