The Competitive Price Lines are a great "visual tool" for comparing SOLD properties with those properties that are ACTIVE and EXPIRED/WITHDRAWN. As you create these charts, it is not unusual for you to see the difference in price between actual SOLDS and the perception that customers have on what their property is worth. This tool will give customers a quick overview of what they are more likely to get for their property.

Competitive Price Lines work best when comparing properties of like and equal value. For example, look at condos in the same PUD with comparable floor plans and square footage. Another great example is looking at homes in the same neighborhood with comparable floor plans and square footage. You get to pick the data and determine what works best for you.

How To Use: : Simply go to the Data Entry sheet by positioning your mouse on the "Data Entry" tab below and clicking on it. Then place data in the Data Entry worksheet, and press the "Make Price Lines" button to create your graph. Once the graph is made, you will be given the opportunity to add a comment. An example comment will be provided to give you an idea of what you may consider adding to your Price Line. You may decide to change it later (or decide to add new points). You may easily do that by creating the Price Line again.
After you make your Competitive Price Line, you will want to print it out, make comments directly on the sheet, and include in you market analysis. Use the standard Microsoft Excel Print capability to do that.
