The ScatterGram Pricing graphs are a great "visual tool" for comparing properties and their square footage. As you create these charts, it is not unusual for you to see the difference in price between the compared properties and their square footage. This tool will give customers a quick overview of what they are more likely to get for their property.

ScatterGram Pricing charts work best when comparing SOLD properties in the same neighborhood or in neighborhoods of like and equal value. Our experience has shown that in many neighborhoods, the list of hard surfaces and floorings (as well as other features) are comparable and that the key difference the buyers focus on is the amount of square footage. In cases where properties are not closely correlated to the amount of square footage, ScatterGram Pricing charts are also very effective as a visual summary tool that you can use to summarize key properties that you wish to compare against. Of course, you may choose to compare "Properties For Sale" or "Withdrawn" properties as well (although we think that Competitive Price Lines do a much better job of that). In either case, you get to pick the data and determine what works best for you.

How To Use: : Simply go to the Data Entry sheet by positioning your mouse on the "Data Entry" tab below and clicking on it. Then place data in the "Data Entry" worksheet, and press the "Press Here to Create ScatterGram" button to create your graph. The graph will be created for you. We encourage you to add both a main title and a subtitle for the graph. If you want to change the title, you can change it on the "Data Entry" worksheet and remake the ScatterGram. You may also decide to include a "Trendline" or the "Value Text Boxes". Try them. If you decide you prefer not to include them simply remove the check and remake the graph. The tool also enables you to graph total square feet or finished square feet with the price of the home or both at the same time. We find the less clutter the data, the easier it is for the customer to see the point you are making.

To make it even easier to add, delete, and change data that you've entered, we've also added a Data Entry form. You may find that this form is much easier than entering data directly. To use the form (see below) press the "Add or Modify Data Button".

After you make your Competitive Price Line, you will want to print it out, make comments directly on the sheet, and include in you market analysis. Use the standard Microsoft Excel Print capability to do that.
This "visual tool" should serve you and your customer pricing needs in an ever changing market!
